“After hundreds of ‘last’ moves, I’ve learned that the smaller home is rarely a compromised life.”
Kathy Chiero is an author, speaker, and nationally recognized downsizing expert helping older adults and their families navigate life’s next chapter with clarity, confidence, and hope.
Less is Home.
A philosophy built on 30 years of transitions, written for those entering the third act of home.
We spend the first half of our lives gathering. We buy the bigger house because our lives are getting bigger. Children fill the bedrooms. Holidays spill into the dining room. Closets, attics, basements, and garages become the storage places for a lifetime of memories, milestones, and “just in case” items. Then, almost without warning, life changes.
The kids build homes of their own. The house grows quieter. The stairs seem steeper. The rooms we once couldn’t imagine living without sit empty most days. Yet many people remain surrounded by all the things that made sense for the life they had, not the life they have now.
Our culture calls the next step “downsizing,” and I have never loved that word. It sounds like loss. Like settling. Like somehow accepting less. But after thirty years of helping people make this transition, I have learned that downsizing isn’t about having less. It’s about living better.
It’s the process of deciding what still serves you and what no longer does. It’s choosing freedom over maintenance, experiences over possessions, and peace of mind over square footage. It’s creating a home that supports the life you want to live today—not the life you lived twenty years ago.
The people who do this well don’t end up with smaller lives. They end up with better ones. More time. More flexibility. More confidence. More energy for the people and pursuits that matter most.
This isn’t a story about giving things up. It’s a story about making room for what comes next.
"Downsizing is not an end. It’s the beginning of a new, vibrant life."— Kathy Chiero

The Last Move
Audience: Senior Living Communities & FamiliesWhy so many older adults—and their families—struggle to move forward, even when they know a change is needed. The obstacles are rarely financial or logistical. They’re emotional. We need to recognize that teaching downsizers to let go means showing them the hope for where they are going.
Less is Home: A New Strategy for the 50+ Homeowner
Audience: Real Estate Organizations & SRES CouncilsThe move in the second half of life is different. The Over-55 client doesn’t need another sales pitch. The questions are different. The fears are different. The timeline is different. And the conversations we need to have are different. The market is changing. Today’s older adults expect more than a transaction. They need guidance, education, empathy, and a trusted roadmap. Organizations that understand this shift will thrive. Those that don’t will be left behind.
The Missing Pieces of Retirement Planning
Audience: Financial Planners & Estate AttorneysHelping financial planners, estate attorneys, and trusted advisors understand that housing decisions are rarely made on spreadsheets alone. Families may know what makes sense financially, yet still struggle to move forward because the real barriers are emotional. Fear of change, attachment to a longtime home, family dynamics, uncertainty about the future, and the overwhelming task of sorting through a lifetime of possessions often have more influence on decision-making than dollars and cents.

Less is Home LLCFirst, a Journalist.
I had a 20 year career in journalism and communications. Years of interviewing people, telling stories, and helping organizations communicate clearly taught me to listen. Really listen. People rarely come right out and tell you what’s keeping them awake at night. You have to ask questions. You have to pay attention. You have to understand what matters to them. As it turns out, those skills have been just as valuable in real estate as they were in journalism. Every client has a story. Every move has a story. Every objection is expressing a need. Every need cries for a solution. Understanding that story is often the key to helping people move forward.
Next, A REALTOR®.
When I entered real estate thirty years ago, I thought I was helping people buy and sell houses. What I discovered was that I was really helping people navigate some of life’s biggest transitions.
Over the years, I’ve had the privilege of helping hundreds of families make what I often call their “last move.” I’ve sat at kitchen tables, listened to stories, helped adult children and aging parents work through difficult decisions, and watched families leave homes filled with decades of memories. What I’ve learned is that a house is never just a house. It’s where children grew up. It’s where holidays were celebrated. It’s where lives unfolded. The equity matters, of course, but what people are really sorting through are the memories, emotions, and life experiences attached to those four walls.
That’s why moving in the second half of life is so different from any other move. You’re not simply changing addresses. You’re closing one chapter and deciding how you want to live the next.
And Now...
When I began focusing my real estate services on the Over-55 homeowner I thought I was helping people make better housing decisions. What I discovered was something much bigger.
Homeowners rarely need to know the mechanics of selling a house. What they really need is guidance, reassurance, and a trusted voice to help them navigate one of the most significant transitions of their lives. They wanted honest answers, practical advice, and someone who understands that a move in the second half of life is about a huge life transition, not just the sale of real estate.
Less Is Home is the natural extension of that work.
It allows me to take what I’ve learned from more than 30 years in real estate assisting older adults and their families and share it with a broader audience. Through speaking, consulting, and training, I help organizations better serve the 50+ consumer while advocating for a more thoughtful, compassionate approach to housing transitions.
At the heart of it all is a simple belief: people deserve more than a transaction. They deserve education, guidance, integrity, and a trusted partner as they navigate what’s next.
